The Warwick Apartments

Project Impact

Originally built in 1883, the Warwick Hotel in Newport News, Virginia was an elite landmark and a hub of downtown activity into the 20th century. It housed the county seat of government and the city’s first bank and newspaper before it was destroyed by a fire in 1960.

The historic seven-story building now serves as an 88 single-room occupancy (SRO) residence providing affordable permanent supportive housing for formerly homeless individuals. Each unit contains a private bath and efficiency kitchen. The community spaces include two community lounges, a computer lap, and laundry facilities. The developer, Community Housing Partners (CHP), provides on-site employment training and educational opportunities for residents through a Resident Services team.

The Warwick was the 2014 J. Timothy Anderson Award recipient for Excellence in Historic Rehabilitation. The rehabilitation meets EarthCraft standards and improved the building’s energy efficiency by over 50 percent.

This is the 27th collaboration between CHP and VCDC. Total development costs for the project was over $9 million. Funding sources include $1.1 million in state historic tax credit equity and $6.8 million in tax credit equity funding from VCDC.
